I've been a Realtor for a bunch of years and I thought this might be novel... Here's some straight forward comments from the owner about their lovely home in lovely La Floresta!

The second floor which we call ‘Studio D’ (Dan’s studio) was added by the previous owner in 2013. With the separate entrance, its own kitchen and bathroom, you can also use it as a guest suite or a rental if you choose. Although we did have short-term guests on occasion, we used it for a music studio and entertaining.
The location of lower La Floresta cannot be better… 1 kilometre from either the Ajijic Centro or Walmart, five minutes from the Wednesday market, and a seven-minute walk to many higher end restaurants, a bar, and coffee shops, make this the perfect location for someone who either does not have car, or wants to keep their health up while living green.
There are important factors to consider when buying a house, especially in Mexico, and we are particularly excited about some of the infrastructure features which we have improved since we bought the home:
Water: As with the majority of the houses in Ajijic we have a cistern (aljibe) pump, tank, tinaco (gravity fed reserve on the roof for when the power is out), filters, and UV light. In the main floor kitchen, we have added a Reverse Osmosis system for direct consumption versus bottled water.
Sewer: It is common in Mexico to not flush toilet paper; this is because of two main issues: the first being older homes may have only 2” sewer pipes versus the standard 4”, and second, septic tanks are buried somewhere under the house or a courtyard, there is no access, and no one knows where it is. This drove us nuts… so we found the tank, had it checked, installed an access hatch, and verified the 4” pipes!
Drainage: It is also common in the area to have rain water run directly off the roof and into either your yard or your neighbours.
Once again, this drove us nuts… so we installed gutters, down pipes, and absorption pits!
Electricity: There is 220 V two phase to the upper floor for the Air-Conditioner and 110 V single phase below. There are sub panels and a regulator where the meters come in and sub panels on each floor: the upper one in the closet, and the lower behind the picture in the outdoor covered sitting area.
Propane Gas: The tank is on the roof, the fill point is outside the wall on the north side (mountain side) of the garage, and there is a digital gauge in the studio near the south (lake side) closet.
Dumbwaiter: The previous owner installed a dumbwaiter for bringing items to the second floor. There is a switch at the bottom of it as well as a remote control. *Please note I am not an engineer and have no idea what the safe weight rating is therefore use at your own caution!*
Main Floor: The master bedroom will accommodate a king bed as well as dressers; the master bedroom ensuite has a nice clawfoot tub, shower, and double basins; there is a huge walk in closet that accesses the laundry room where the machines are included; the guest bedroom has lots of closet space and a courtyard; the guest bathroom has a shower; the kitchen has ample cupboard space, a large fridge and stove, with modern hood fan, which are included as is the microwave, and a dishwasher; there is a large covered seating area out front with lights and a fan.
Upper Floor: The suite has its own kitchen with a small fridge and stove which are included, and enough cupboard space for parties or short term guests; the bathroom includes a shower; there are two large closets; a large entertainment/living area as well as a smaller one which can be used for a bed and dresser.
